Residential District Romita

This project involves the design and construction of 110,000 square feet of multifamily buildings, row houses, and single-family units. The urban plan follows a centrifugal composition, with all structures arranged around central public plazas and green areas. This centrally located open space is managed by the municipality and represents a unique feature within developments of this kind.

Instead of distributing homes on private lots, the design concentrates buildings around a shared piazza, fostering a stronger sense of community. All structures are built to Klima-Haus energy class B standards, with reinforced concrete construction and exteriors finished in brick and plaster.

The multifamily buildings, ranging from three to four stories, face two public squares and feature private yards, ground-floor garages, and storage. Each building is equipped with photovoltaic panels (21 kW total), solar thermal systems for hot water, and a combined heat and power unit to ensure efficient, ecological energy generation. A two-tone barrier insulation system clads all buildings that are constructed in reinforced concrete.
